





In a regular expansion area of Sangonera la Seca, the building is inserted with a clear and compact geometry, reinforcing the alignment of the block and its relationship with the nearby pedestrian open space.
The project concentrates the buildable area into a compact, ordered and efficient volume, able to provide the greatest possible number of homes without compromising the quality of the domestic space. ll dwellings are oriented towards the southeast façade, seeking good conditions of sunlight, ventilation and passive comfort, while the southwest façade is partially opened to encourage visual permeability and air circulation within the block.
The building is organised around a single shared entrance, leading to a landscaped courtyard conceived as a space of arrival, pause and collective encounter. From this courtyard, the galleries on each floor are accessed, understood not only as distribution elements, but also as intermediate spaces capable of activating the everyday life of the building.
The dwellings have dual orientation, cross ventilation and a clear, flexible internal layout. The project includes one-, two- and three-bedroom typologies, all designed according to universal accessibility criteria, with legible routes, adequate manoeuvring spaces and a comfortable relationship with the outside.
Construction is based on an industrialised CLT timber system, with a regular structural modulation that optimises fabrication, transport and assembly. Inside, the timber is partially left exposed, bringing material warmth and contributing to the environmental comfort of the dwellings.
The façade combines a calm, repetitive composition with elements for solar control and privacy —ceramic screens, awnings, railings and integrated window systems— which soften the regularity of the whole. The result is a restrained, rational and domestic building, designed to respond with economy of means to the real needs of contemporary affordable housing.
